PAI produces innovative architectural concepts with a highly skilled and experienced project team, effective planning and cost control, proven project management techniques, combined with orderly construction documents used to create your home, building or complex.

Phase I & II– Schematic and Design Development

At Peirce & Associates we will blend the ingredients of your budget, program requirements, building codes and site conditions along with our experience in construction into the schematic or preliminary design.

The design process starts when PAI meets with you on-site to determine the scope of services. Then we research the site conditions and limitations in order to develop the intent of the design and to establish the clients program. Spacial requirements are interpreted from the clients existing needs, future desires, and the necessary relationships between functions. These relationships are expressed in diagrammatic form. These diagrams are revised and refined until they become a solution to meet your needs. The schematic design (SD) consists of a plan layout, exterior appearance, site location, schedule and budget.

Once approved these schematic drawings are refined and the design development (DD) begins. Design development includes a definitive site plan, principal floor plans, elevations, materials, type of construction and other explanatory sketches.  Any changes are implemented and the process continues.

Phase III – Final Construction Documents

Peirce & Associates will then meet with you to review final plans, budgets and procedures to complete the construction documents (CD).  In this phase, the design project is finalized.  Drawings are in final detail form, with complete dimensions, exterior treatments and refined site plans.  The specifications list materials and room finishes together with descriptions of mechanical and electrical systems.  After all questions are answered to the satisfaction of all parties, the design is approved.
